Spotlight On National Capital Region.

"It's a myth that developers only hanker after money." Thus did Raman Shastri, president of Confederation of Real Estate Developer's Associations of India, preface his speech delivered at the conference held by CREDAI on 'Real Estate Trends in the NCR' in New Delhi on December 1. The event was co- sponsored by Omaxe Construction and Aeren R Enterprices.

The conference brought together the best among the industry peers, consultants, government officials and research professionals from the NCR. Shastri, while addressing other issues, specially pointed to the shooting prices now prevailing in real estate. He reasoned that because the developers have to pay a hefty 35 percent tax themselves, it is only natural that prices are zooming. The conference, which was a full-day affair, had five important sessions, the topics being 'Trends in NCR with respect to commercial, residential, retail, hospitality', 'Infrastructure Development in NCR and impact on Real Estate', 'Impact of Commonwealth Games 2010 on Real Estate in NCR and thereafter', 'What value do foreign investors/developers add to development in NCR? Can foreign investors/funds bring a better product to the market and how?' and finally 'Regulatory Environment (including Legislative changes) in NCR and impact on Real Estate market in the region'. There was also a special session on Hedonic Pricing Model of houses in NCR. Among the various issues highlighted in the conference was the growth of realty sector in NCR. With the 50-plus malls in the process of being added there, the real estate is on an upward curve. The Delhi Metro and the upcoming Commonwealth Games in 2010 have provided a great impetus for bringing about radical changes in this part of the country.

Some of the prominent speakers in the conference were Prof K T Ravindran, Dean of Studies, School of Planning and Architecture (SPA); Vivek Dahiya, Associate Director, DTZ; Rajiv Talwar, Executive Director, DLF; Amit Gupta, Vice-Chairman and MD, Aerens GoldSouk International Ltd; K Srinath, Chief Urban Planning, DMRC and Amber Maheshwari, Director Investment Advisory for DTZ.

 
Cannes Mapic A Big Draw

MAPIC, one of the most important events in commercial real estate, opened its doors to Cannes on November 15 to 17, 2006. It is a yearly meeting not only for developers of commercial spaces but also for distribution networks, salespeople, architects and other professionals associated with the industry. This year 6,500 professionals from 55 countries visited the 8000 square meters available for the purpose in the Festival Palace. France, Italy, UK, Russia and Spain were the most represented countries at the event, which saw an 18% rise in the number of exhibiting companies from last year and a 20% rise in the expansion of the exhibition area.

MAPIC this year also opened its doors to newcomers from India,Turkey, Romania and Bulgaria, all countries showing dynamic growth and outstanding vitality in the retail and real estate sectors.

The panel discussions were highly pertinent and of global significance, such as Specialty Leasing in Europe, hosted by Rodam Co. Europe. The discussion referred to all sources of income from properties, other than rental income from long term leases. The type of income includes, but is not limited to, retail merchandising units (RMUs), kiosks, advertising panels, promotions and vending machines. The discussion gave a landlord vs. tenant perspective.

The conference was followed by the trade exhibition.Since their inception n 1996, the MAPIC awards have rewarded more than 50 international brands. This year the winners were Clothing Fashion & Accessories: Jack & Jones; Leisure: SMYK; Services: Fortis-CREDIT4ME; Household & Electrical goods: The White Company; Catering Outlets: Burger King, and Health & Beauty: The Body Shop.


Marking A Milestone

RealTech Group, a fast growing New Delhi-based real estate company which constructs and conceptualises corporate spaces, celebrated the successful completion of its first year of operation with a gala bash at the lawns of DLF Golf and Country Club.

Present at the sparkling event were Rajeev Behl, Pankaj Dayal and Yogesh Gupta, directors of the RealTech Group. Speaking on the occasion, Behl said the event showcased their success in the real estate sector in the past one year with major projects like COPIA Corporate Suites, New Delhi,Veritas Business Suites, Gurgaon, City Emporio Mall,Chandigarh,Vesta Heights Housing, Faridabad and Capitol City Mall, New Delhi. He added that the group's endeavour was to bring world-class technology to India and more high-end projects were in the pipeline.

A host of celebrities including famed singer Hariharan and Leslie Luis, model queenie Dhody and DJ Sunny Sarid were among the guests who joined the celebrations. Former Miss World and model Diana Hayden was the master of the ceremonies for the event where famed musicians Shankar, Ehsan and Loy swept the guests off their feet with great performances. Nikhil Chinappa and VJ Gaurav too got the crowds dancing to their tunes.


Liberty Smart Living Awards for Realty Bigwigs

'Liberty 360 degrees Smart Living Awards 2006,' India's first consumer awards in real estate and house related products/ services were announced late last month at Tivoli Gardens, New Delhi. The winners of the award were felicitated by Oscar Fernandes, Union Minister of Labour and Employment who was the chief guest and Rajiv Shukla, Vice-President of BCCI, the guest of honour.

Recognizing the innovations and cutting edge development in the domain of housing, home décor, durables and real estate, these awards covered various categories like household appliances, house insurance, housing loan, and household furnishing (interior/exterior). Bollywood celebrities like Ms. Malaika Arora Khan, Ms. Isha Koppikar and Ms. Udita Goswami gave on-stage performances.

Some of the awardees were: L-G (airconditioning, washing machine, colour TV), Usha (fans), Bajaj (food processor and geyser), Sony (music system), Kajaria (tiles), Philips (lights), Anchor (switches) and ICICI Lombard (housing insurance). These were appliance awards. The First Special Category Award went to Narayan Group, the Second to Sterlite and the Third to Parsvnath.

In the realty awards section, Ansal Group won the North Luxury, Premium and Economy category, Janapriya scored in the South Luxury, Premium and Economy segment while in the West, it was Hiranandani (Luxury, Premium) and Lokhandwala (Economy). In the East, D.C. Paul bagged the prize (Luxury, Premium) and Peerless (Economy).For the For Overall North Real estate, the awardee was DLF Universal; for Overall South, Ashoka Builders; for Overall West, Raheja; and for Overall East, Bengal Ambuja.

Smart Living Awards were conceptualized and instituted by 360 Degrees, a marketing company, for the first time ever to recognize and felicitate the India's most preferred brands in residential real estate as 'Hamara Ghar' and other house-related product/services as 'Hamara Household Brand'. The 'Hamara Ghar' is adjudged by proportionate admixture of Indian house owner's verdict with the independent real estate advisors testimonials on pan-India basis. The 'Hamara Household Brand' is adjudged on the basis of Indian house owners' preferred parameters. The awards were backed by an in-depth independent market research by AC Nielsen ORG-MARG and validation by Pricewaterhouse Coopers. The survey was conducted through face-to-face interviews covering over 7,600 respondents in 17 cities. The awards were partnered by BAI (Builders Association of India), CREDAI (Confederation of Real Estate Developers Association of India), CETMA (Consumer Electronics and TV Manufactures Association), IIID (Indian Institute of Interior Designers) and NARDECO (National Real Estate Development Council), to name a few.


India Property Show Held In Dubai

The largest Indian Property Show abroad was held from November 1 to 4 at Dubai's Airport Expo. Sumansa Events were the organizers. Over 300 exhibitors, representing property developments in India's metros, second-tier cities and burgeoning towns, as well as businesses related to the real estate sector, took part in the mega event. The show aimed at building awareness among the large number of NRIs in the UAE of the tremendous potential for investment in the Indian real estate sector. The organisers sent invitations to High Networth Individuals (HNIs) and institutional investors from across the UAE to visit the exhibition and explore possibilities of joint ventures with Indian builders. . On this occasion, Ansal API sold property worth over Rs. 20 crores and its stall received the award for the “Best Stand Design”. The company offered a 2% special discount to buyers.
