Tata Housing, the property development wing of Tata Group, is set to develop a 340,490 sq. ft.commercial green workspace, the first such in India and christened Tata Xylem, at Whitefield in Bangalore. The company, according to a senior official, would invest Rs 130 crores for thre purpose.
In the opinion of Brotin Banerjee, MD, Tata Housing Development, this is one of the most environment-friendly buildings of its size in the entire country. Tata Housing aims to provide the customers a whole-building approach in all key areas of human and environmental health with natural ventilation and illumination, designed to work with exterior environment.
To suit modern office requirements, the meeting rooms have been placed on the ground floor, allowing for free space within offices. The complex also has a cafeteria and clubhouse that comes fully equipped with a modern gymnasium. For achieving a perfect green working space, a system that integrates the indoor environment and other external sensors to monitor air quality and energy consumptions in various sections of the building will be utilized.
The office is fitted with a crisis management system that monitors and activates alarms, shuts down air conditioners, and transmits information to a central console for quicker evacuation in case of a fire. CCTV cameras are positioned at every entry and exit point.
The flow of traffic is also monitored. Use of six passenger and two service elevators from a central control system allows the management team to direct users. With pen spaces at different floors, along with the improved office working conditions, Xylem assures low operational costs and boosts employee productivity. Besides, adequate lighting exposure is maintained at all times within the premises and stasis lounges are to be provided at different levels to provide relaxation areas to users.
